As we mentioned in the note we sent you … We’d like to buy your property and we were curious if you were thinking of selling.
Now we don’t know your particular reasons for selling or even if you are interested in selling at all.. BUT …. if you have thought about it.... then we want to make it as easy as possible to sell your property to us by offering you things that no other buyer will.
First, we’d like to help you save thousands of dollars when you sell your property by paying all of your closing costs...
That means that you don’t have to pay any fees to the title company or commissions since there is no realtor involved….
The only cost that you will have is your mortgage and your property taxes….
Secondly, if you have tenants at the property we can close with them there so that you wont have to worry about them moving out…
If the tenants are not paying you rent or perhaps are family members that is okay too. We can close on the property, get you your money, and then make arrangements for tenants or family members to move out later
Finally, if the property needs some repairs or fixing up …. That’s okay too. We will handle all of the repairs after we close so that you won’t be inconvenienced.
The transaction will be handled by a licensed and insured title agent so that you can feel comfortable that everything is being done right.
There is one thing however. Most of the properties that we purchase are in need of repairs or updating. We make the repairs and then resell to a buyer that will live at the property.
Unfortunately, because of the expenses involved, we can’t pay you full retail price but we can pay you a fair price based on the condition and situation of your property.
If you want full retail value then you will have to evict your tenant.. make the repairs to the property .. and then wait the 4 to 6 months or more that it will take to sell in today’s market.
If however you are willing to be a little flexible on the price then you can have your house sold very quickly and without any trouble or effort on your part.

We will also need to know you’re asking price or a ball park figure.
Remember there is never any risk or obligation and at the very least you will have an idea of what you can get for your property.
